We led a multidisciplinary team to co-create transit-oriented neighborhood plans, analyze environmental impacts through a Planned Action EIS, and update development and design standards. The plans addressed the Ambaum and Boulevard Park neighborhoods’ rich demographic diversity, culturally relevant businesses/gathering places, exposure to noise and air pollution, and disinvestment in buildings and infrastructure. To elevate traditionally underrepresented voices, the team worked with (and financially compensated) an advisory committee; facilitated rich multi-lingual engagement; and held easy-access in-person pop-ups at culturally relevant locations.
Drawing from community priorities and a development feasibility analysis, MAKERS recommended new development standards, projects, and policies to serve community goals of a socially connected, vibrant community; housing abundance; safe, active mobility connections; and open spaces to increase livability. Zoning along the Ambaum corridor carefully balanced the desire and need for more housing with affordable commercial space displacement risks, as well as incentivized community benefits like culturally relevant gathering space and affordable housing. Updated regulations included street trees to mitigate urban heat and buffers and indoor air quality standards to mitigate air pollution.
